Small Works Project Manager

Job Purpose

The Small Works Project Manager (Electrical Bias) is responsible for the end-to-end estimation, 

delivery, and performance of Small Works projects across the UK, combining hands-on electrical 

delivery with project management responsibility. The role ensures works are delivered safely, 

compliantly, on programme, and within agreed commercial parameters, while maintaining strong 

client relationships and supporting the growth of ARH’s Small Works portfolio.

This working project management role allows the postholder to spend time on-site delivering 

projects while taking ownership of planning, commercial performance, and client management —

a clear pathway to full Project Management responsibility.

Typical projects are valued between £5k and £30k, including electrical installations, upgrades, 

compliance works, and rollout programmes delivered through Facilities Management contracts, 

direct workstreams, and existing Building Services client relationships.


Main Duties


Project Delivery & Performance Management

• Take responsibility for operational and commercial performance of Small Works projects, 

including estimating and quote submission

• Balance hands-on electrical delivery with project coordination, supporting quality, programme, 

and client satisfaction

• Ensure works are delivered:

o Safely, in line with industry Health & Safety standards

o To agreed programmes and priority levels

o Within approved budgets and margin expectations

o To required technical and quality standards

• Monitor project KPIs:

o Job completion times

o Cost vs quote performance

o Engineer and subcontractor productivity

o Client satisfaction and repeat instructions

• Identify risks to delivery (programme, cost, resource, compliance) and implement corrective 

actions


Financial & Commercial Control

• Ensure quotations, variations, and additional works are accurately scoped, priced, approved, and 

recovered

• Protect and enhance margin by:

o Challenging scope creep and uncontrolled change

o Ensuring variations are agreed prior to works where practicable

o Controlling labour and subcontractor costs alongside the Resource Manager

o Keeping CAFM systems accurately updated at all key stages

• Provide regular updates to the Operations Director on project health, opportunities, and areas 

requiring support

Resource & Delivery Management

• Support effective coordination and performance of engineers and subcontractors allocated to 

Small Works projects

• Work closely with the Resource Manager to balance hands-on delivery with resource allocation

• Maintain high standards of workmanship and compliance with RAMS, site rules, and client 

requirements

• Undertake site visits, inspections, and audits proportionate to project risk and value

• Promote right-first-time delivery to minimise defects, rework, and client complaints

Client Relationship Management

• Act as key point of contact for clients within the Small Works portfolio

• Maintain strong, professional client relationships through:

o Regular and proactive communication

o Prompt issue resolution

o Professional site presence

• Identify opportunities within existing contracts for additional works, compliance upgrades, or 

rollout programmes

• Support ARH’s position as the preferred contractor for repeat and future instructions

Reporting & Continuous Improvement

• Provide clear updates on project and contract status, workload forecasts, and key risks or 

opportunities

• Use hands-on delivery experience to inform process and delivery improvements

• Share lessons learned and best practice across the Small Works and wider Building Services 

teams

Person Specification – Electrical-Focused


Experience & Background

• Proven experience in electrical disciplines within Building Services or Facilities Management

• Hands-on experience delivering small works projects (£5k–£30k)

• Experience installing, upgrading, testing, maintaining, or replacing electrical systems

• Experience delivering compliance and statutory works (e.g. EICR remedials, upgrades, minor 

installations)

• Experience coordinating works with engineers, subcontractors, suppliers, and internal teams

• Previous involvement in leading or supporting small projects, work packages, or site activities

Desirable: General awareness or experience of HVAC, Gas, Plumbing, Fabric, or Ventilation 

systems


Technical Qualifications & Competence

• NVQ / BTEC Level 3+ in Electrical Installation, Building Services Engineering, or equivalent

• Strong working knowledge of electrical systems, distribution, containment, and testing

• Experience producing, reviewing, and working to RAMS and method statements

• Understanding of Health & Safety legislation and site compliance requirements

• Competence using CAFM systems, project management platforms, or similar tools

• Desirable: Awareness or familiarity with HVAC, Gas, Plumbing, Fabric, or Ventilation systems


Project & Commercial Awareness

• Experience supporting estimating, quotations, and variations

• Understanding of labour control, cost management, and margin protection

• Ability to plan works, manage sequencing, and deliver to programme

• Commercially aware with practical problem-solving

• Confident communicator with clients, engineers, subcontractors, and internal teams

• Proactive, solutions-focused, and accountable

• Able to balance on-site delivery with project management responsibilities

• Motivated to progress into a full Project Management role


Desirable (but not essential)

• Facilities Management client experience (healthcare, retail, commercial, public sector)

• SMSTS, SSSTS, IOSH, or other H&S qualification

• Experience with compliance upgrades, refurbishments, or multi-site rollout programmes
